By booking a stay you accept these terms on behalf of everyone in your party. Stays booked through Airbnb or another platform follow that platform's booking, payment and cancellation rules, but the house rules below apply to every guest, however you booked. Banya sessions have their own session terms.

1. The places and who we are
Your host is Equity Magnet Pty Ltd, trading as The Banya Place (ABN 30 585 622 076). The Cabin is a two-bedroom cabin on two private hectares near Bright for up to five guests. Bogong Nights is two Mongolian yurts with a shared log pavilion, outdoor kitchen, bathroom, sauna, ice bath, spa and firepit on a private rural property in Tawonga South, five minutes from Mount Beauty, for up to eight guests; it is booked by one group at a time. The exact addresses come with your booking confirmation — please do not publish them.
2. Booking and payment
Direct bookings are made through the live calendar on this site, run for us by Hospitable, with payment taken securely by card at the time of booking. You pay the full amount upfront: the nightly rate, the cleaning fee and a small booking service fee, all shown before you confirm. Prices are in Australian dollars and include GST. Your booking is confirmed when you receive the confirmation email.
The price covers the number of guests you book for, up to the property's maximum (five at The Cabin, eight at Bogong Nights). Tell us before you arrive if the number changes. Extra guests camping or parking a caravan, motorhome or camper trailer at Bogong Nights are by prior arrangement and attract an additional charge; unarranged extra guests may be asked to leave, and the booking may be treated as cancelled without refund.
3. Changing or cancelling a stay
Refunds are worked out from the policy in force when you booked, measured against the check-in day:
| When you cancel | What comes back to you |
|---|---|
| Within 24 hours of booking, if check-in is 7 days or more away | 100% refund |
| 30 days or more before check-in | 90% refund |
| 14 to 29 days before check-in | 50% refund |
| 2 to 13 days before check-in | 25% refund |
| Less than 48 hours before check-in, no-show, or leaving early | No refund |
The cleaning fee is always refunded when you cancel before check-in. The booking service fee is retained by the booking platform. Refunds go back to the card you paid with, usually within five to ten business days depending on your bank.
Date changes are subject to availability; moving to dates with a higher rate means paying the difference, and shortening a stay inside the cancellation windows above is treated as a cancellation of the nights you drop. If we have to cancel — for example because of fire danger, a road closure, flood, or damage that makes the place unsafe — you choose between a full refund and new dates. We do not reimburse travel or other costs, so travel insurance is a good idea for alpine trips, especially in winter.
4. Arriving and leaving
Check-in is from 3 pm and check-out by 10 am. Earlier or later is sometimes possible on request; an unarranged late check-out may be charged. Arrival details and the door code or key arrangements come by message before your stay. Please tell us roughly when you expect to arrive, especially in winter when the roads can be slow.
5. House rules
- No parties or events. The places are for the guests you booked for; visitors are welcome by arrangement only.
- Quiet from 10 pm to 8 am. Both properties have neighbours and farm animals; sound carries across the valleys.
- No smoking or vaping indoors, in the yurts, under the pavilion or in the sauna. Outside, use an ashtray and take the butts with you.
- Dogs are welcome at both places with a little care: tell us you are bringing one, keep it off the beds and furniture, under control around wildlife, livestock and the creek, and pick up after it. Any damage or extra cleaning is charged.
- Children are your responsibility. The creek, firepits, roads, the spa and the ice bath are unfenced; supervise children at all times, especially around water.
- Fire. Use only the firepit and, at The Cabin, the wood heater, with the firewood provided or bought on site. No fires at all on Total Fire Ban days or when we ask you not to light one; never leave a fire unattended; put it out before bed.
- Look after the place. Use the kitchens as you would your own, wash up, take recycling and rubbish to the bins we show you, switch off heating, cooling, the spa cover and lights when you go out, and report breakages — accidents happen and honesty costs nothing.
- The electric car charger at Bogong Nights is managed by WeVolt; charging fees apply through the app.
6. The sauna, ice bath and spa at Bogong Nights
Your private wellness circuit is part of the joy of the place, and it asks for the same care as any sauna. Read the instructions on the wall before you start and use it at your own risk. In particular:
- Heat and cold water are strenuous. Do not use the sauna, ice bath or spa if you are unwell, pregnant without your doctor's advice, have a heart or blood-pressure condition, or have been drinking alcohol. Never sauna or bathe alone, and get out as soon as you feel faint or dizzy.
- Children under 16 use the sauna, spa and ice bath only with an adult present at all times, for short periods and with the sauna set to a lower temperature. No children under 5 in the sauna or ice bath.
- Sit on a towel in the sauna, no glass anywhere near the water, no diving or jumping, and no more than eight people in the sauna or the spa at once.
- Water on the stones a ladle at a time; nothing else on the heater. Turn the sauna off when you have finished and put the spa cover back on.
The acknowledgement of risk in our banya session terms applies to your use of these facilities: to the extent the law allows, you accept the inherent risks of heat and cold-water bathing and release us from liability for personal injury arising from them, other than through our gross negligence.
7. Damage, security and our access
You are responsible for the property and its contents during your stay and for any damage, loss or extra cleaning beyond fair wear caused by you, your guests or your dog. We may charge the reasonable cost of repair, replacement or cleaning to the card used for the booking, and we will show you what it is for. Lock up when you go out; we are not responsible for your belongings. We stay out of your way during your stay, but we may enter with reasonable notice — or without notice in an emergency — to keep the place safe and working.
8. Our liability and your consumer rights
Our services come with guarantees that cannot be excluded under the Australian Consumer Law, and nothing here limits them where it would be unlawful to do so. Subject to that, and to the extent the law allows, our liability for a failure of a consumer guarantee is limited to supplying the service again or paying for it to be supplied again; we are not liable for indirect or consequential loss, including travel costs; and our total liability in connection with a booking is limited to the amount you paid for it. We are not liable for interruptions outside our control — power, water, internet or mobile coverage in the valleys, wildlife, weather or road conditions — though we will always do what we can to help.

We may update these terms; the version published here applies to bookings made after the date it is posted. These terms are governed by the laws of Victoria, Australia. Our privacy policy explains how we handle your details, including photographs.
